Brief summary 


Had a brief conversation with Atty. Toni


1. She is very honest to admit that she is a new lawyer and only practicing last year.  She is
    working hand in hand with the senior lawyer--Atty Roni to get guidance and accomplish our objective

2. Willing to negotiate her atty fees  -- Good news!

3. Absolutely reduction to Unlic agent Arlene  -- Good news!

4. Finding ways where we can maximize our profit -- Good news!

5. There are few emcumbrances in the Title of this lot #2;  Title was
     lost and Nanay applied for replacement.  The land of registry discovered
     has the original and has the new one.  Atty is trying to eliminate one
     to consolidate the 2 into one to avoid confusion and emcumbrance.

6. 15k was our price delivered to all the interested buyer.  This is per Alexys
     that Jun has mentioned long time ago; however, Atty Toni is negotiating to
     ask 16.5k with the commitment that we pay for the 50% capital gain and few
     other expenses. 

7. Told Alexys if someone is asking,  that since prices has gone up, we would like to
     sell our property for 17-18k even other lots were sold for 20k or more!  Ours
     is much reasonable!

8.  I had given a suggestion to strategize our selling ot Atty Toni and Alexys.  Get a
      copy of Deeds of Sale that has transacted for 8 to one year that was sold for 20k and more so we
      would have justification to Medicus and other future buyer that our price is
      truly cheaper.   Well honestly, it was suggested by my friend Debra Castro on how
      to justify our asking price.  She said, we have to be firm with our price and
      apparently, if you are weak in negotiation, it would be a sign of weakness, and
      the buyer would take advantage of you!

      Atty Toni that she can get those info (sold properties) from BIR or another Govt Agency.
 
9. Alexys has another buy who is willing to put down about $100k (about 5mil php) immediately
     to acquire the property and would like to get a bank loan for the remaining balance

   Alexys has another buyer who is interested buying it but they like to buy only 1/2 of the
     land vs the whole thing.  There are many other inquiries.

10.  Atty Toni explained the Medicus is a corporate company.   It means that transactions will
       take a long time!   There is always board meetings for them to decide to go from one
       step to another.  She is also encouraging Alexys to NOT close our door to other 
       buyers who are NOT a corporate company since the selling transaction is simpler,
       negotiation is straight forward and can put closure of the sale transaction much, much
       faster than Corporate companies.


I only have a brief conversation with Atty Toni and never questioned what were the info
delivered to the buyer Medicus.  I like to have a good image that im flexible and willing
to negotiate with a fair price with Medicus buyer.
